A master plan was drawn up of the western reclamation to explore the density of a particular proposed development scenario, for the land owners. The plan included the existing street infrastructure and allowed for progressive development, in stages, over time.
From Victoria Park outwards, integration of existing land use areas was included, such as marine boat yards and chandlers, fish processing and fishing fleet services and the remaining land divided up into commercial buildings, residential buildings and public open space.
Different density options were explored to maximise land value and show the value of the built development to
the market. This exercise could therefore allow the client to determine the viability of a base development prior to exploring, with value added, various development scenarios.
